Risk Prevention in the Winter months

Some risk management tips from our Senior Account Executive, Siobhan Luckhurst

Having just recovered from one ‘arctic blast’ this year, the Met Office are reporting another is hot on its tails. It is a timely reminder that burst pipes and water leaks are increasingly becoming a prominent cause of claims for property owners.

The colder weather presents an increase in the risk of freezing pipes which could result in a significant amount of damage and stress to our policyholders.

There are some preventative measures, however, that we would recommend to our clients which can help.

Managing the risk of frozen pipes

  • Consider insulating your water pipes and tanks. Pipes and tanks in unheated areas can be exposed to freezing temperatures. Non-combustible insultation (at least 25mm thick) can protect the water in your pipes from freezing, expanding and causing cracks.
  • During the winter, keep your property continuously heated to a very minimal temperature of 10 degrees C or for an hour or two at around 13 degrees C.
  • Ensure you (and the occupier) are aware of where the stopcock is located.
  • Carry out any repairs to leaky taps that may contain standing water.
  • If the property is going to be unoccupied for a short period, turn off the water mains at the stopcock. Remember that long term unoccupancy poses a greater risk which needs to be notified to us so we can make Insurers aware.

Action to take should your pipes freeze

  • Turn off the water mains at the stopcock and drain all the taps of water (ensuring to turn the taps off after) until the pipes have warmed up again.
  • If you find the source of the frozen pipe, remember that attempting to dislodge any ice may cause more damage. Gentle thawing using a hot water bottle or hairdryer can help.
  • If you are struggling to locate the source, your building insurance may provide a service or a reputable plumber can assist. 
  • Ensure you move contents, stock, electricals and all valuables in the area of the pipe in order to prevent damage.

Action to take should your pipes burst

  • Turn off the water mains at the stopcock and drain all the taps of water (ensuring to turn the taps off after).
  • Use buckets and towels to collect or mop up any leaks to prevent further damage.
  • Ensure you move contents, stock, electricals and all valuables in the area of the pipe in order to prevent damage.
